You graduated from high school, applied for and were accepted at a post secondary institution in the Waterloo area, have probably completed you first year of college/university and are now going to move out on your own for the first time (sorry, residence doesn't count!). It is an exciting time in your life. It can also be a difficult one if you find yourself in a poor living arrangement. Be honest with yourself, you know nothing about looking for place to live or Waterloo student housing, so why not leave it a professional. They will help you understand the pricing, what to expect, and what areas of town you should be considering. Enlisting the services of a reputable property management company can remove the stress and worry from your search for housing.

Many students have little idea of what is fair market value for the student housing they are seeking. Let's face it, money is tight when you are a student and you want to ensure you are not spending more than you have to. Many students get taken advantage of in a one on one situation with landlords. This is why property management companies are so effective. They will provide you with an honest overview of what you can expect to pay. For example, students attending school in Waterloo can expect to rent a room anywhere from $450-600 per month. Of course, this is dependent on a number of variables such as:

  • The type of place (house, condo, apartment)
  • The location of the student housing
  • The condition of the housing (brand new versus older building)

A Property management company will also help students understand what they can expect in return for their rent payment. Students need to understand that every housing option is different. For example, some include property maintenance (snow removal, grass cutting) and others do not. Generally, there are two types of units for students to consider:

  • All inclusive: These units tend to cost more since everything is included in the price (gas, hydro, water); however, having a fixed price for living expenses is beneficial. It is becoming increasingly more common for units to include internet and cable as well (this is also bundled into the cost and will affect your monthly rent).

  • Rental units, plus amenities: these units tend to be cheaper for rent; however, they do not include the cost of other living expenses. Therefore, be sure to clarify what is included in the rent and what other costs have to be accounted for. While your living expenses may not be fixed, you will also not be paying for things that you may not use that are included in an all inclusive rental price.

Both options have their benefits, so be sure to select the best option for your situation. As a rule of thumb, Always be sure to ask and be clear on what is included before signing the lease. This way there will be no surprises or extra expenses that were not accounted for.

Finding student housing is no easy task. There are so many things to consider and it is very easy give up on your search and many students settle on a place they don't love. To rectify this situation, many students now enlist the services of a property management company to help them find a place to live. These companies alleviate the stress related to finding a place, take the time to understand what you are looking for in a place to live and will present you with a number of viable options. I'm sure there are many other things you would rather be doing with your time, so why not leave it up to the pros and let a property management company find you a place to live you can be proud to call home.
